Your renovation budget should provision for these 5 costs

When planning a renovation, excitement and vision usually come first. You’ve likely created mood boards, received a few quotes and set aside a budget. But even the most carefully planned projects often have hidden costs that quietly add up.

It’s not just a matter of inexperience. Managing the details of a renovation alongside your daily life is challenging. Here’s a closer look at six common renovation costs homeowners often miss, why they happen and how you can avoid being surprised.

Professional fees

Hiring skilled professionals like architects, interior designers, structural engineers and consultants ensures your renovation meets all requirements and runs smoothly. Yet these experts often aren’t factored into initial budgets.

Spending to engage professions in your project will save your overall costs at completion. Let experts your frame your scope to your spending capacity. Take guidance to validate your plans so you can maximise your property value appreciation within your spending capacity. You do not want to overestimate or underestimate your budget in relation to your property location.

Typically, professional fees amount to 10% to 20% of your total renovation budget.

On a renovation of AED 400,000, these costs can add an extra AED 40,000 to AED 80,000. Knowing this early helps ensure your budget remains realistic and manageable.

TIP: At BLD Market, our role as an aggregator allows us to spread professional fees across multiple projects. If owners are flexible with timing, we can schedule similar projects together, enabling cost-sharing and reducing the overall expense for each client.

Contingency for wastage

Even on a lump-sum contract, it’s risky if the contractor hasn’t factored material wastage into their pricing. Tiles crack, timber warps, paint gets wasted, or you may change finishes mid-project. Industry guidelines suggest allowing an extra 10–15% for key materials, but contractors rarely share detailed breakdowns. An expert can review quotes to confirm these provisions are realistic.

Some owners try to cut costs by supplying materials themselves, but this often backfires. Any delays, shortages, or quality issues make the owner liable for added costs and project delays. A safer option is to let the contractor or PMC (renovation consultant) manage procurement, with wastage already built into the budget.

Good contractors also have stronger buying power with suppliers than individual owners.

Through BLD Market’s aggregated approach, even single-unit projects benefit from fairer material pricing and reduced markups.

Renovation expenses

Most renovation contracts are agreed on a lump-sum basis, which can give owners a sense of certainty. In practice, unforeseen site conditions often create extra work that falls outside the agreed scope.

Carrying out a proper discovery stage with a PMC or engineer before construction helps uncover issues such as uneven floors, wiring complications or plumbing misalignments. An expert can also assess constructibility challenges early, plan workarounds and advise on agreeing optional rates where the scope cannot be precisely quantified. This preparation reduces the risk of disputes and keeps projects moving smoothly.

Contractors also tend to avoid breaking down lump-sum prices in detail, making it difficult to see whether indirect costs like scaffolding, waste removal, site protection or temporary utilities are included. If these are overlooked, the contractor may face a shortfall and the owner is often forced to cover additional charges mid-project to ensure the work is completed on time.

A PMC or engineer can review proposals to confirm that these expenses are properly allowed for without being inflated, protecting both the budget and the timeline. See how this works with BLD Market.

Regulatory & developer fees

Approval costs in Dubai can be far higher than many owners expect, particularly if the project increases the built-up area. Developer No Objection Certificate (NOC) fees alone can run into several thousand dirhams, while Dubai Municipality permits are often calculated per square metre, quickly adding up for larger properties. For complex projects, total approval costs can easily reach AED 10,000–50,000.

Factoring these fees in at the planning stage is essential. A renovation consultant or engineer can identify the necessary approvals early, provide accurate estimates, and help you avoid delays or unexpected expenses once work is under way.

Insurance and financing costs

Insurance and finance charges are often overlooked in renovation budgets. If you’re financing your project, interest payments and loan fees can quickly add up. Renovation insurance (protecting your home from potential construction-related damage) also comes at an additional cost, which varies depending on the scope of work and property size.

Allowing for these expenses upfront ensures you’re financially prepared and fully protected before the first hammer swings.

Don’t forget to provision for these costs categories while budgeting your renovation

Missing these costs doesn’t mean you’ve done anything wrong. Renovations naturally involve complexities and unexpected situations—particularly when you’re juggling everyday life alongside them.

This is exactly where a renovation consultant becomes invaluable. Having an expert involved early means you can anticipate and account for these costs before they surprise you. Consultants aren’t there to take control away. They’re there to support you in keeping your renovation smooth, predictable and enjoyable.
